Rental applications and credit checks

What landlords check, and how to prepare.

5 min read

Most landlords check income, credit and rental history. Having your documents ready helps you move quickly when you find the right place.

Have ready

  • Photo ID
  • Proof of income: pay stubs, an offer letter or bank statements
  • References: past landlords or employers
  • Your credit reports, checked for errors at AnnualCreditReport.com

Fees and fairness

  • Application fee rules vary by state; ask what the fee covers
  • Apply only for places you'd really take, to limit fees
  • The federal Fair Housing Act prohibits discrimination based on race, color, religion, sex, national origin, familial status or disability
