Cosigners and guarantors

When you don't meet the income or credit requirements.

4 min read

If your income or credit history is limited, a landlord may ask for a guarantor: someone who agrees to pay if you don't.

Good to know

  • A guarantor is legally responsible for the rent if you don't pay
  • Landlords usually require higher income from a guarantor
  • Some landlords accept a larger deposit or prepaid rent instead (rules vary by state)
  • Talk openly with your guarantor about what happens if you can't pay
