Getting your deposit back

It starts on move-in day, with photos.

5 min read

The best time to protect your deposit is the day you move in. Good records make disputes much less likely.

On move-in day

  • Fill in the landlord's move-in checklist, or make your own
  • Photograph and video every room, with dates
  • Note existing damage in writing and send it to the landlord

When you move out

  • Give written notice as your lease requires
  • Clean thoroughly and repair any damage you caused
  • Take dated photos again
  • Ask for a walk-through
  • Give a forwarding address in writing

If there's a dispute

Ask for an itemized list of deductions. Your state's rules, small claims court and local tenant organizations can help.
